Description
The land use plan element of the comprehensive plan for the Municipality of Anchorage, Alaska, adopted in 2017. Recognising that the city's growth is boxed in by Cook Inlet, the Chugach Mountains and military lands, it directs future housing and jobs to infill in the city centre, midtown and a limited set of corridors and town centres served by the bus network, mapped through a new land use designation system. It was prepared by the municipal planning department to guide zoning updates over the following decades.
Significance
Anchorage 2040 is a notable example of densification logic applied to a cold-climate, geographically constrained North American city more used to suburban expansion. It laid the groundwork for the housing and zoning reform debates Anchorage took up in the 2020s, and it illustrates how corridor-and-node planning ideas developed in larger transit metropolises are adapted to a small, bus-based system.
